Slab testing included
ASTM F2170 testing comes with every job, and it runs before demo. Moisture is what fails a floor in Houston, and it's the one thing you can't see.

On every resilient floor we install, transferable if you sell the house. No test to buy first. Tile and shower work carry their own terms.
Why a commercial contractor is quoting your house
Most of our work is offices, clinics, schools, and retail. Those jobs come with slab testing, submittals, and a warranty somebody actually enforces. We brought the same process to residential because the failure mode is identical: Houston slabs hold moisture for years, and a floor glued to a wet slab lifts inside the warranty window no matter how good the product was.
What the range above includes
Material, install labor, tear-out and haul-off of the old floor, a floor prep allowance, transitions, mobilization, and ASTM F2170 slab testing.
It does not include mitigation. Fewer than 1 in 10 slabs we test needs it, so building it into every quote would make us more expensive on the nine that don't. If yours comes back out of spec, a moisture barrier runs $14 per square foot and leveling is $4 per square foot where the floor needs it. Because we test before demo rather than after, you hear that figure while you can still say no.
Where we work
Houston metro is our home range. We regularly work Beaumont, Port Arthur, Bryan and College Station, Victoria, and Lake Charles, and travel is a broken-out line item on your estimate rather than something buried in the labor rate. Beyond about 175 miles we want a conversation before we quote.
Jobs we turn down
We run a two-person minimum crew and carry commercial insurance, which makes us the wrong call on a plank swap or a single small bedroom. If your project is that size the estimator will tell you, and it will hand you the number of someone we actually use for that work. That is a better outcome than a quote you would never accept.
